DeHeng Undertook Specialized Service for Due Diligence, Risk Identification, and Assessment of an Urban Renewal Project

Recently, commissioned jointly by a central state-owned enterprise and a leading real estate developer, DeHeng’s Shenzhen Office has undertaken the specialized service for due diligence, risk identification, and assessment of a joint urban renewal project in Shenzhen. The project was included in the urban renewal plan in 2015 and has progressed through multiple stages, including project initiation, specialized planning approval, relocation compensation, implementation entity confirmation during the urban renewal phase, as well as land secondary development, proxy construction and management, transfer of project interests between cooperating parties, construction, pre-sale and current sale, delivery, and property certification after land acquisition. It has now entered the final stage following the delivery and certification of relocation properties and commercial housing. As a large-scale, long-cycle urban renewal project involving numerous stakeholders, stringent government oversight, and complex legal relationships and funding structures, the cooperating parties linked by the cooperation agreement need to clarify project interests, rights, obligations, and legal responsibilities.
